1) Scope

This Privacy Policy explains how we collect, use, disclose, and protect personal information (“Personal Information”) when you use our website and related services (together, the “Site” or “Services”). It applies to online and offline interactions associated with rental/home listings, inquiries, showings/tours, alerts, partner referrals, and support.

2) Who We Are

New Homes For Rent is operated by Real Estate Asset Disposition Corporation (READCorp) doing business as New Homes For Rent, LLC. We are a listings and information platform for residential rentals and homes for lease. We are not a party to lease transactions between renters and property managers/owners. Some features may be provided by third parties (e.g., mapping, analytics, forms, messaging, and property application/screening tools).

4) Personal Information We Collect

We collect Personal Information directly from you, automatically from your devices, and from third parties such as property managers/owners (“Authorized Operators”), listing syndicators, analytics/advertising partners (where permitted), mapping/geocoding providers, communications vendors, and form providers.

Examples of Personal Information we may collect (depending on your interactions):

  • Identifiers (e.g., name, email, phone number, IP address, cookie identifiers)
  • Personal Records (e.g., contact details, address, preferences)
  • Consumer Characteristics (e.g., age, if you choose to provide it)
  • Commercial/Account Information (e.g., saved searches, listing alerts, interactions)
  • Internet/Network Activity (e.g., device/browser type, pages viewed, referrer URL, session data, approximate location based on IP)
  • Geolocation Data (approximate; if you enable location services)
  • Sensory Data (e.g., recorded customer service calls, where permitted/notice provided)
  • Inferences (e.g., preferences or interest segments derived from other information)

Rental Applications & Screening: If you choose to complete an application or screening, you may submit sensitive data (e.g., SSN, income, employment, ID) directly to an Authorized Operator or screening provider. For those workflows, we generally act as a service provider/processor to that partner; their privacy notices apply. We require partners to comply with applicable law, including the Fair Credit Reporting Act (FCRA) and Fair Housing laws.

5) How We Use Personal Information

We use Personal Information to:

  • Provide, operate, maintain, and improve the Site and Services;
  • Respond to inquiries, provide alerts, showings, price/availability updates, and property connections;
  • Personalize content and measure engagement and ad performance, only where permitted by law and subject to your consent where required;
  • Detect, prevent, and investigate fraud, abuse, security incidents, and violations of our Terms;
  • Comply with legal obligations, protect our rights and users, and enforce our Terms.

6) Cookies, Consent, and Global Privacy Control (GPC)

We use a consent management platform—Finsweet’s ConsentPro—to present a cookie banner and preferences center, categorize cookies, and block non‑essential scripts until you consent. You can change choices any time via the “Manage Cookies” link in our footer.

Where required, we honor recognized browser/device opt‑out signals (e.g., Global Privacy Control) for “sale,” “sharing,” and targeted advertising. When a valid signal is detected, we apply it to that browser/device and disable the relevant tags. You may still adjust preferences using the banner or settings.

7) How We Disclose Personal Information

We disclose Personal Information to:

  • Service Providers/Vendors (hosting, analytics/measurement, mapping/geocoding, communications, consent/cookie management, fraud/security, customer support) under contracts limiting use to our instructions;
  • Authorized Operators (property managers/owners and listing partners) to fulfill your requests (e.g., property information, tours, applications);
  • Advertising/Analytics Partners for measurement and, where enabled, targeted advertising only as permitted by law and your consent;
  • Legal/Safety recipients as required to comply with laws, lawful requests, or to protect rights/safety;
  • Corporate Transaction participants in connection with a merger, asset sale, financing, or acquisition, subject to appropriate safeguards.

No Monetary “Sale”: We do not sell Personal Information for money. Some states define “sale” or “sharing” to include certain disclosures for targeted advertising or cross‑context behavioral advertising. You may opt out of “sale/share” and targeted advertising at any time via our banner/settings or the “Do Not Sell or Share My Personal Information” link.

8) Sensitive Personal Information

When collected for limited purposes (e.g., identity verification, fraud prevention, or application/screening managed by a partner), we restrict use to those purposes and do not use Sensitive Personal Information for targeted advertising or to infer characteristics. Where applicable (e.g., California), we honor the right to limit use of Sensitive Personal Information.

9) Data Retention

We retain Personal Information only as long as reasonably necessary for the purposes described or as required by law. Typical periods:

  • Accounts & inquiries: up to ~24 months after last activity;
  • Marketing preferences & consent logs: ~24–36 months (or longer if legally required);
  • Web/server logs & security records: ~12–24 months;
  • Application/screening data: per the relevant Authorized Operator/screening provider’s schedule.

10) Security

We implement administrative, technical, and physical safeguards appropriate to the data’s sensitivity (e.g., encryption in transit, access controls, logging/monitoring). No system is perfectly secure. If a data incident occurs, we will notify affected individuals and regulators where required.

11) Children’s Privacy

Our Site is not directed to children under 13, and we do not knowingly collect Personal Information from children under 13. If you believe a child under 13 provided information, contact us so we can delete it.

12) Fair Housing Commitment

We support equal housing opportunity and prohibit discriminatory use of our Services. Listings and advertising must comply with the Fair Housing Act and similar state/local laws. We may remove content or suspend access for violations.

13) Your Privacy Rights & How to Exercise Them

Depending on your U.S. state, you may have some or all of the following rights: access/know, portability, correction, deletion, opt out of sale/share and targeted advertising, limit use of Sensitive Personal Information, and appeal (if we deny a request).

Verification & Authorized Agents: We may verify your identity and request limited information to match records. Authorized agents must provide proof of authority and we may require verification of the subject’s identity. We will not discriminate against you for exercising privacy rights.

Recognized Opt‑Out Signals: Where required (e.g., California, Colorado, Connecticut, New Jersey), we honor recognized universal opt‑out mechanisms such as GPC for sale/share and targeted advertising.

14) GDPR (EEA/UK/Switzerland) — If Applicable

If we target or monitor individuals in the EEA/UK/Switzerland, READCorp, d/b/a New Homes For Rent, LLC is the Controller. We process Personal Data under lawful bases (e.g., consent, contract, legitimate interests, legal obligations). You may have rights to access, rectify, erase, restrict, port, and object; you may withdraw consent at any time; and you may complain to your supervisory authority. Where we transfer data internationally, we use appropriate safeguards (e.g., Standard Contractual Clauses).

15) Do Not Track; Financial Incentives

  • Do Not Track: The Site does not respond to non‑standard “Do Not Track” (DNT) signals; we instead honor recognized GPC/universal opt‑out signals where required.
