All advertising and listings must comply with the Fair Housing Act and applicable state/local laws. We may remove content or suspend access for violations.
The Site may link to or embed third‑party services (e.g., mapping, analytics, forms, communications, application/screening portals). Those services are governed by their own terms and policies. We are not responsible for third‑party websites or terms.
By providing your contact information, you consent to receive communications related to your account/inquiries (e.g., listing alerts, tour confirmations). Marketing messages require your consent where required by law, and you may opt out at any time.

You agree to indemnify and hold harmless READCorp d/b/a New Homes For Rent, LLC and our affiliates, officers, directors, employees, agents, and licensors from and against any claims, liabilities, damages, losses, and expenses (including reasonable attorneys’ fees) arising from your use of the Site, your User Content, or your violation of these Terms.
If you believe that content on the Site infringes your copyright, please send a notice to our DMCA Agent at cotyevans@thereadcorp.com with: (1) your contact information; (2) identification of the copyrighted work; (3) identification of the allegedly infringing material and its location; (4) a statement of good‑faith belief; (5) a statement under penalty of perjury that the notice is accurate and that you are authorized to act; and (6) your signature. We may remove content and terminate repeat infringers. Counter‑notices will be processed as required by law.
These Terms are governed by the laws of the State of Delaware (without regard to conflict‑of‑law principles).
Binding Arbitration: Except for small‑claims matters or injunctive relief for IP or misuse of the Site, any dispute will be resolved by individual, confidential arbitration in Wilmington, Delaware, administered by JAMS or AAA (as mutually agreed) under their applicable rules.
No Class Actions / Jury Trial Waiver: You and we waive any right to a jury trial or to participate in a class or representative action.
Opt‑Out: You may opt out of this arbitration clause within 30 days of first use by emailing cotyevans@thereadcorp.com with subject “Arbitration Opt‑Out” and your name and contact details.
The Site is controlled from the United States. If you access it from elsewhere, you are responsible for compliance with local laws and export controls.
We may suspend or terminate access to the Site at any time for any reason. We may update these Terms periodically; updates are effective upon posting. Your continued use constitutes acceptance.
